The story

On Feb. 24, 2026, the Habersham County Board of Commissioners considered new improvement standards for major subdivisions under a proposed update to the Unified Development Code's Article 7.7. The proposal included a minimum house size of 1,800 square feet (1,500 on the main level), a two-car garage requirement, a developer improvement guarantee bond of 15% of improvement costs extended to two years from the current 18 months, and a required access road for all major subdivisions, with a deceleration lane required for subdivisions of 25 or more lots.

At a town hall on June 4, 2026, the board's presentation showed the minimum house size requirement lowered from 1,800 to 1,200 square feet.
