The story

In January 2025 the Development Authority, which reported that activity on existing business park buildings such as the Higgins building was slow, voted 6-0 to amend a sale contract for its 0 Pyratich Drive property, then days later voted 6-0 to counteroffer on the sale at 5.007 acres for $45,000 per acre plus a 5% commission fee.

By February 2025 the authority had two prospects for Phase II, one nearing a closing, though a prospect called Project Hill withdrew from its contract. The Pyratich sale closed in March, with the authority receiving proceeds of $214,049.25, while a separate dispute arose over Wilson-Hutchinson's buyback of lots 5 and 7. By April, construction materials had been ordered for a Clearview building on the Pyratich site, and Wilson-Hutchinson had submitted plans for a 15,000-square-foot building on pad 7, across from the Higgins building.

In June 2025 the authority voted 7-0 to approve updated Phase II business park covenants adding an association/dues requirement and a $500-per-month penalty for construction delays, and reviewed new layout renderings for the Phase II area.

Through the rest of 2025 the authority kept marketing the 15 acres still unsold in Phase II while dealing with nonpayment by tenant GTS Customs. Construction progressed into 2026: Clear View Enterprises was finishing a new building by January, and by June a 10,000-square-foot building on pad 6(B) was moving forward with an estoppel letter to help secure financing, while pad 7's permitting was delayed by issues with the City of Baldwin's new permitting company.
