Franklin County Considers Common Home Setbacks, With Lake Areas Kept Separate

Franklin County commissioners considered applying one set of setback requirements to primary homes in most residential zoning classifications during a specially called Unified Development Code review meeting April 14. The proposal discussed 40-foot front setbacks, 25-foot side setbacks and 30-foot rear setbacks for districts including A1, AG and RR, while retaining separate rules for Lake Residential districts.

What happens next

The next public step would be a later county proceeding or record showing whether commissioners revisit, revise, adopt or decline the unified-setback proposal. Until that occurs, residents and builders cannot tell from this meeting record whether the proposed measurements will take effect, how a final rule would treat each residential district, or whether Lake Residential will continue to follow separate standards.
