In June 2025 the city completed a Developments of Regional Impact form and submitted it to the Georgia Mountains Regional Commission for a proposed planned unit development at 1900 Level Grove Road.
On July 1, 2025, the Cornelia City Commission took up a request from Cook Communities for a PUD on the site. Commissioners voted 4-0 to post a rezoning request covering 36.86 acres for a PUD with 72 townhomes and 228 apartments.
